Central Location
Beaumont Place is centrally located. The property is approximately twenty minutes from DIA, fifteen minutes from downtown Denver, five minutes from I-25 and 225, and ten minutes from Denver Tech Center. Upon completion of light rail system, Beaumont will be within ten minutes of several stations.

Owner Occupied Townhouses
Beaumont Place consists of townhouses and condominiums owned by individuals with approximately seventy percent of the units owner-occupied. There are no apartments; however, approximately thirty percent of the units are rented.

What Your Association Fee Covers
All owners receive a coupon booklet to pay their monthly Association Fees (also called "HOA dues") by the first of every month. The dues are reviewed annually at the November Board of Directors meeting. The dues provide owners freedom and convenience by paying for professional services that include:

  • Management Company for Community
  • Water for Common Property and Individual Unit Use
  • Waste Water Management for Common Property Areas
  • Insurance on Common Property Areas
  • Trash Disposal
  • Painting (outside) of Units (Including Front Doors) and Garages
  • Maintenance and Replacement of Unit and Garage Roofs
  • Parking Enforcement and Removal of Vehicles
  • Street Paving and Maintenance
  • Snow Removal on Common Property Areas
  • Landscaping - Planting, Maintaining, Cleanup, General Upkeep, Tree Trimming and Disease Control
  • Repair of Outdoor Sprinkler Systems
  • Cleaning and Repair of Gutters, Downspouts, Porch Steps, Sidewalks
  • Maintenance of Pool and Pool Area
  • Provision of Pool Area Tables and Chairs
  • Provision of Recycling Bins
  • Provision of Dog Runs and Waste Pick-up Bags
  • Front Porch Light
  • Repair of Damage Inflicted by On-Site Professionals
  • Sewer Back-up in Common Property Areas
  • Basement Flooding Due to Common Property Area Pipe Break
  • Newsletter/Website

The following are not included in the monthly dues:

  • Insurance on Homeowner's Personal (Indoor or Outdoor) Property
  • Flooding Due to Indoor Broken Pipes, Appliance Malfunctions or Negligence
  • Waste Water Management for Individual Units
  • Patio Light
  • Maintenance or Repair of Outdoor Patio
  • Garage Door Malfunctions Due to Door Openers
  • Garage Door Damage Due to Carelessness
  • Loss of Telephone Service or Electricity (Unless Caused by On-Site Professionals) -Painting on Inside of Unit
  • Carpet Cleaning on Inside of Unit
  • Security or On
  • Site Police
  • Pest Control
  • Canal Gate and Pool Key
  • Installation or Maintenance of Security Systems
  • Repairs to Damage (Indoor or Outdoor) Caused by Residents' Pets
  • Repair or Maintenance of Any Appliance
  • Hauling of Unwanted Appliances, Furniture, Household Goods
  • Clean-up of Pet Waste on Common Property Areas
  • Damage or Theft to Vehicles
  • Personal Flower Pots or Boxes
  • Expense Related to Installation or Repair of Storm Door Including Damage Caused by Storm Door
  • Use of Common Property Area Electricity (Except for Garage Door)
  • Use of On-Site Professionals for Individual Unit Repairs, Etc.
