What is an Emergency and Who Do I Call?

CALL 911: While many situations may be serious and require timely attention, a situation is considered an emergency only if it is threatening to life or property.

The following are considered such emergencies, and a tenant should call 911 immediately: 

  • Fire/smoke, 
  • Criminal activity 
  • Serious accident or other medically-related problem. 

Please do not call Board members as they are not authorized to handle such emergencies.

CALL UTILITY COMPANY 

     Power Outage
    Call Excel Energy - 1-800-895-1999. 

      Gas Leak
     Call Excel Energy - 1-800-895-2999. 
     If the odor of gas is strong, leave your residence immediately to phone the utility company. 

      Disrupted Phone Service
     Call your local telephone provider.

CALL A PLUMBER: If you experience a water-related problem, i.e. pipes breaking, flooding, overflowing toilets, immediately turn off the water at its source (inside for townhomes and outside for condominiums) and call a plumber, if necessary. Most water-related problems are the responsibility of the homeowner.

Examples of Reasons to Contact the Management Company

Units
  • To report a roof leak. 
  • To report a burned-out bulb in front of a unit. 
  • If you would like to make changes to your individual unit landscaping.
  • To report full or overflowing gutters or a downed tree.
  • If you receive flyers or advertisements (on-site soliciting is prohibited

Personal

  • If you need a coupon book to pay your HOA fee
  • If you are late on making an HOA fee payment.
  • If you have any questions regarding HOA fees.
  • To request a canal gate or swimming pool gate key.
  • If you question an on-site contractor's need to enter your home.
  • If you would like to submit an item for the newsletter.
  • If you find a "parking violation notice" on your vehicle.
  • To request an Emergency Card.
  • To request a Neighborhood Watch Program packet.

Common Property 

  • To make suggestions regarding landscaping in general or property upgrades (a suggestion box is located at the mailbox area)
  • To report the name and/or unit number of a tenant violating pet rules.
  • If you see an empty pet waste dispenser.
  • If the canal gate is damaged, will not close, or is otherwise malfunctioning
  • To report vehicles repeatedly violating "5-Minute Only" parking at mailbox area.
  • If you discover damage to the mailboxes.
  • To report damaged pool accessories, violations, or unsanitary conditions.
