Home Repair
The following repairs are the responsibility of the owner:
- Painting/Wallpapering Interiors
- Plumbing
- Plastering
- Carpet Cleaning
- Tile Installation and Repair
- Windows and Glass - repair, replacement, and
installation
- Patio Doors - repair, replacement, and
installation
- Screens - repair, replacement, and installation
due to wear and tear, weather, animals, and all other reasons
- Electrical
- Furnace - repair/maintenance, replacement, and
installation
- Water Heater - repair/maintenance, replacement,
and installation
- Dishwasher - repair/maintenance, replacement, and
installation
- Clothes Washer/Dryer - repair/maintenance,
replacement, and installation
- Sinks - repair/maintenance, replacement, and
installation
- Heating Duct Cleaning
- Air Conditioning - repair/maintenance,
replacement, and installation
- Fireplaces - repair/maintenance, replacement, and
installation

Home Improvements
Certain interior improvements require the approval of the Board of
Directors. These include:
- Adding Air Conditioning - a request must
be filed indicating type of unit, who will be installing it, where
it will be installed, and what type of base will be used.
- Finishing a
Basement - Please
Note: Beaumont Place basements are
not designed to be living spaces and are not water-proofed, thus the Association cannot be
responsible for damage due to flooding, structural, electrical,
or other changes made by homeowners.
Homeowners may not affect the structural integrity of the unit or
building, put in extra windows or affect the building exterior in
any way. They may only work in the present basement-sized
footprint at their own risk, taking long term
responsibility.
- Skylights -
a request must be filed before a skylight can be installed.
- Interior Remodeling - any remodeling that
involves structural changes must be approved by the Board before
work begins. Most remodeling that does not involve structural
changes does not require approval. Examples of such remodeling
would include removing interior doors, remodeling the kitchen or
bathroom, replacing light fixtures, building shelves. (Any outdoor
remodeling, i.e. landscape changes or tiling the patio and front
steps, must be approved). If in doubt, it is a good idea to
discuss changes with the Board. It is the owner's responsibility
to discard all contractor debris and to keep the exterior area as
clean and safe as possible during remodeling.
