General Issues

  1. What do I do in case of an emergency? 

    If it is a life or property threatening emergency call the police/fire/ambulance departments - 911 dispatch.

    The management company mans a 24 hr. emergency number. Call 303-755-3377 and follow the prompts to page their emergency number. 

    Remember to leave your phone and unit number and a brief description of the problem. 

    Water shut off are located in the basements of all townhouse units. 

    Condo's have outside shut off values near the crawl space that are marked (Shut Off) also all buildings have master pole key values buried but accessible in the ground like sprinkler vales near the unit. 

    You need a shut off pole (one is kept at the Pool house) to shut off all water to a section or building.

     

  2. What are the responsibilities of the homeowners/tenants? Good Advice:  if you don't know the answer -ask first!  

    Call the management company.

    The Beaumont HOA Handbook on Rules and Regulations outlines general responsibilities of both homeowners and their tenants. Declaration and the By Laws also must be followed. All these are available to view and print on this web site or available through the management company.

     

  3. What are the responsibilities of the Association?

    The Association is responsible for nearly all external maintenance and upkeep of the property and the surface exterior of your home. Windows and doors are your responsibility. See About Your Unit for more on this subject.

     

  4. What are the general rules of responsibility for all residents of Beaumont Place?

  5. What do I need approval for?

    Replacement windows and doors, air conditioners, plantings around your unit.

  6. What do I do if my window or patio door screen tears?

    Fix it. You must keep all screens in good repair.

  7. What do I do if my garage door won't open?

    Call the management company. Also garage add-ons (electric door openers etc. are upgrades and are your responsibility.

    Also please call for a maintenance inspection if you feel the door is not working correctly.

  8. What do I do if animals, i.e. squirrels, birds, raccoons are becoming a nuisance? 

    Don't feed them and call the management company.

  9. How do I make changes to the landscaping near my unit? 

    You must consult with the landscape committee of the HOA.  You can complete the Suggestion form online.

  10. How do I get a key to the pool or canal gate?

    Call the management company for a replacement key. There is a charge. Also, mailbox and your garage keys are your responsibility.

  11. What do I do if my neighbors are disturbing the peace?

    If possible talk to them first.  If necessary, call the police, complete the complaint form online or call the  management companyBe specific with unit number and details of noise etc.

  12. Where do guests park? 

    Guest park the same as residents and the same rules apply in the No Parking areas (fire lanes).  See signs on property.

  13. May I put up a "for sale" sign? What about other signs? 

    Yes, only in your window and displayed from the interior and only 2 professionally done signs - no hand written signage (except for phone number).

  14. May I hold a garage sale? What about an estate or moving sale inside my unit?

    A garage sale is held annually in spring for the entire community. No estate/moving sales from units are allowed. You may advertise on mail box community bill board.

  15. What are the pool hours? Are parties allowed at the pool?

  16. May I have a party on the lawn just south of the pool?

    No, it is a community area for residents, plus there are insurance issues.

  17. What is the large mailbox for?

    Packages that do not fit into your regular mailbox will be locked into the large boxes.  The mailman will leave a key for you inside your mailbox.

  18. What do I do if I lose my HOA pay slips? If I have questions regarding HOA fees? 

    To get questions answered, contact the management company or come to the Board Meeting on the third Thursday of every month except August and December.

  19. Where can I walk my dog? Must he/she be on a leash? 

    Dogs can be walked anywhere on property and MUST BE ON A LEASH AT ALL TIMES.

  20. What do I do if my fireplace doesn't work or I smell gas coming from it? 

    Contact a licensed and insured chimney sweep if the fireplace is wood burning. Wood burning fireplaces should be cleaned every year or two ,depending on usage.

    If you smell gas, leave your residence immediately, call 911 for the Fire Department* and  the Gas Emergency Line at Xcel Energy - 1-800-895-2999.  

    *NOTE: You must reach the fire department by calling 911.  The phone number to the Firehouses is for business and personal use only. If you called the firehouse, the firefighters may be out on another call and no one is left behind to answer the phone.  911 will dispatch the closest available fire station.

  21. I've discovered cracks in my walls - what do I do? 

    Most internal cracks in drywalls are caused by the building "settling" and are considered normal and are the responsibility of the homeowner. 

    Cracks in the basement walls should be brought to the attention of the management company for inspection and assessment.

  22. What do I do if the basement floor drain or the drain to my washer keeps backing up?

    Contact a plumber or drain cleaning service (see vendor list).  Drain back-ups are the responsibility of the homeowner.

  23. Who do I call if the sidewalk cement cracks / buckles causing a safety hazard? 

    Contact the Management Company for a inspection-be specific on location / problem.

  24. What do I do if I see a broken sprinkler head? 

    Contact the Management Company

  25. May I install overhead fans inside my unit?

    Yes. You may need to contact a licensed and insured electrician to add electrical wiring in the appropriate place.

  26. May I install an awning if I'm in a unit that gets the afternoon sun?

    No. But there are window products on the market that reduce sun/heat/glare. · You may need to present a plan with a product selection / rendering to the Architectural Committee for review.

  27. May I plant flowers, etc. on the canal bank?

    No. The canal bank is the property of Denver Water.

  28. How does the water bill get paid?

    A portion of the HOA fees pays for the water. This is a function of the Management Company.

  29. If my porch steps are slippery due to ice, may I put down salt?

    Yes.

  30. Is there a "handy man" available to tenants?

    No. · Use only licensed and insured companies. The web site has a list of know service providers.

Water Issues

  1. What do I do if my unit or basement floods?

    • Use a wet vacuum to remove the water. 

    • Contact a reputable service.

  2. Who is responsible for flooding in the unit or basement?

    The homeowner is responsible for the following reasons:

    • The original construction plans filed by the developer state the basements at Beaumont are not intended to be "Flood proof / habitabal" space. 

    • There is no protective seal where the sidewalls sit on the floor slab. Thus, as the underground water table rises, water can potentially seep into basements.

    • Homeowners are allowed to have sump pumps installed to help abate water seeping into basements.

    • Homeowners are also responsible for maintaining the basement window, window frame and window well. Water entering the basement through the window is the homeowner's responsibility. Window well covers of the correct size / slope work well to abate water away from window well.

     

  3. What do I do if a pipe breaks indoors?

    Shut the water off at the main valve inside your unit and contact a plumber. All indoor pipes and the outdoor spigot is the homeowner's responsibility.

  4. What do I do if a pipe breaks outdoors?

    Outdoor pipes are the responsibility of the HOA with the exception of the outdoor spigot. Please disconnect hoses before and during freezing weather.

  5. What do I do if there is a sewer backup?

    Contact a plumber. All sewer backups are the responsibility of the homeowner except in the very rare occurrence of a main sewer line becoming clogged.

  6. What do I do if my toilet overflows?

    Shut the water off either at the toilet valve or the main water valve inside your unit. Initiate repair or replacement of the toilet yourself or hire a licensed and insured plumber.

  7. What if I have no water?

    Contact Denver Water at 303-893-2444. Contact the management company.

  8. How do I turn off my water in case of an emergency?

    Townhomes have a main water line shut-off valve inside the home typically located in the basement along the wall with the window. 

    Condos have a main water line shut-off valve located outside.

Insurance Issues

  1. Do I need to carry homeowner's insurance? How much?

    Yes. It is very important for homeowners to carry insurance that will cover the following: 

    • Loss-assessment Insurance* which is an inexpensive insurance covering any special assessments the HOA would need to invoke.

    • Insurance to cover the re-building of the interior of the unit. 

    • Insurance to cover the personal belongings of the homeowner. 

    *Loss-Assessment Insurance should be purchased for a minimum $5000 coverage.  Please consult with your Insurance Agent to determine if additional amounts are warranted.  

    Interior rebuild insurance will vary depending on upgrades that have been made. Consult your insurance agent. 

    Personal belonging insurance will depend on the value of your belongings. Consult your insurance agent.

  2. What insurance does the Association carry and what does it cover? 

    HOA carries insurance that covers the rebuilding or repair to the external building.

Seasonal Issues

  1. How can I protect my unit and property during the winter months?

    • Remove hose from outdoor spigot.

    • Place a window well cover over window well

    • Place weather stripping around door.

    • Replace windows with broken seals. 

    • Check with Management Company or the Architectural Committee for list of approved manufacturers.

  2. Can I plant a garden?

    Not without getting approval from the Architectural/Landscape Committee first.

  3. Flower pots?

    Yes.

  4. Am I allowed to decorate for the holidays?

    Yes. Homeowners can decorate the outside of their unit only two-weeks prior to the Holiday and must be removed two-weeks after the Holiday. Violations can result in fines. No decorations are allowed on the roof. Damage to outdoor siding by use of large nails etc. is the responsibility of the homeowner.

  5. Who shovels the snow?

    The HOA hires a snow-removal company.

  6. What window coverings are permissible if my unit gets hot from the summer sun?

    Low-e glass is recommended. Tinting and reflective coatings are not allowed.
